When this Timberwood Park home hit the market, it didn’t just get attention. It went under contract in just 5 days and ultimately closed for $35K over asking. What makes that even more impressive is that the home had several bold, taste-specific features that could have easily pulled buyers off track. From shades of blue throughout the home to a half-circle wall cutout in the living room that demanded attention, the right staging strategy helped buyers see the home’s potential instead of focusing on distracting details.

Seeing the Home Through a Buyer’s Eyes

From the start, this home had great bones and a welcoming feel. But like many properties, it also had a few features that could distract buyers if not handled with intention.

The living room had a corner fireplace that wanted to be the star. Right next to it, though, was a half-circle wall cutout that pulled attention away from the fireplace and made art placement tricky. In the dining room, the footprint was smaller than expected, which can sometimes make buyers question function. And throughout the home, existing blue paint colors needed to feel fresh and cohesive rather than dated.

Our goal was simple: help buyers focus on what works, not what’s unusual.

Design Choices That Changed the Conversation

In the living room, instead of fighting the architecture, we leaned into it. We allowed the fireplace to remain a focal point, but we also created a strong secondary moment on the adjacent wall. A console anchored the space, with matching lamps and a painting hung slightly lower than usual. The result felt intentional, balanced, and calm.

The dining room became one of our favorite spaces. Rather than forcing in a rectangular table or extra furniture, we chose a generously sized round table paired with upholstered armless chairs. This kept the room feeling open while still making a statement. With its high trayed ceiling and front-facing windows, the space transformed into a charming jewel box that buyers could instantly imagine using.

Throughout the home, we worked with the existing blue tones instead of against them. Warm neutrals, layered textures, natural greenery, and complementary blues softened the palette and brought everything together.

The Result Buyers Couldn’t Ignore

Once the home was listed, the response was immediate. Showing requests poured in, quickly turning into strong interest and a fast offer. The sellers knew going in that BY Design was one of the more expensive staging options— but they also knew the investment was worth it because of the results.

And they weren’t wrong. With just a little over a week of staging, the property went under contract in only 5 days and ultimately closed well above list price.

For the sellers, the return spoke for itself. For the agent, it reinforced a strategy she already believes in. And for buyers, the home felt easy to understand, easy to love, and easy to say yes to.
