The Jefferson Bank Tour Results No One Saw Coming

staging tips why stage? Mar 11, 2026
A modern dining room featuring a wooden table with white upholstered circular chairs. On the left, there is a wooden console table with two lamps. The walls are adorned with white textured artwork, and a large painting hangs above the table. The room is illuminated by a chandelier, and natural light filters through large windows with white shutters. The floor is covered with a patterned rug, and the overall color scheme is neutral, with earthy tones and soft lighting.

Five homes from the October 2025 Jefferson Bank tour in Two Creeks are still unsold as of March 2026.

The other two homes on the tour?

They were staged by BY Design… and they’ve already sold.

Here’s the full story.

What Happened on the Tour

The first home we staged was the fourth stop on the tour.

By that point, agents had already visited the first three homes. They weren’t staged—and left buyers unimpressed.

You can almost imagine the reactions.

Home #1…
“Okay.”

Home #2…
“Hmm.”

Home #3…
“Womp womp.”

Then they walked into Home #4 — the staged home.

The reaction was instant: “WOW.”

So what made the difference?

Strategic Staging That Clarified the Space

During our initial walkthrough, we noted a few areas that needed help telling their story.

The living room featured a dramatic slanted ceiling that naturally drew the eye upward. But without the right balance, the angle could feel visually awkward rather than architectural.

Large-scale artwork and furnishings balanced the ceiling angle and helped anchor the room visually, turning what could feel unusual into a distinctive feature.

The eat-in kitchen had ample space for a table, but empty rooms often make buyers underestimate size. Without furniture, the area looked smaller than it truly was.

A four-person table in the kitchen immediately showed buyers the space comfortably supported everyday dining. A bright and modern kitchen featuring a central wooden table with light-colored upholstered chairs. Above the table hangs a stylish woven pendant light. The kitchen has dark blue cabinets with gold handles, contrasting with the light countertops and backsplash. The black refrigerator and oven are located on the left side, while the kitchen island, with dark countertops, sits in the center. There are several plants and decorative items placed around the kitchen, adding a natural touch to the space. The floors are tiled with warm, earthy tones, and natural light enters through the window with white shutters.

In the primary bedroom, we used staging to balance the taste-specific, warm-toned flooring—helping the space feel more modern and visually cohesive.

The result? This staged home went under contract in just 45 days and sold for $12,000 more than any home in the neighborhood had sold for in the previous two years.

Plot Twist: Another Agent Changed Course

The story gets even better.

The 7th home on the tour was not staged initially.

After seeing the reaction to the staged property, that agent realized something important:

Staging made a huge difference in how buyers perceived the home.

Shortly after the tour, they reached out and hired BY Design to stage their listing.

Once staging was installed, the transformation was dramatic.

Before & After: The 7th Home on the Tour

Before staging, the home felt empty and undefined.

After staging, the layout was clear, the scale made sense, and the rooms finally showed their full potential.

And the results?

That home went under contract just six weeks later.

Meanwhile, the other homes from the same tour are still unsold as of March 2026.

Current days on market:

  • 187 days
  • 144 days
  • 192 days
  • 493 days
  • 374 days

What This Story Really Shows

Staging isn’t about decorating.

It’s about selling homes faster and for more money.

When buyers walk through an empty house, they have to do the work themselves:

  • How big is this room really?
  • Where does the furniture go?
  • Does this layout work?
  • Not sure I like the color of these floors…

When a home is staged well, those questions disappear.

Buyers can immediately understand the space, picture themselves living there, and move forward with confidence.

And the results from staging these homes were measurable and undeniable:

  • Faster contract
  • Higher sale price
  • A second listing that followed the same strategy and also sold
  • Every other unstaged listing still on the market several months later
