Some properties ask for a little more creativity—and this flip in New Braunfels definitely did. When long-time friend and client, Kim Stewart of JB Goodwin reached out about staging her investment property that her husband and son had recently renovated, we knew we had a fun challenge on our hands.

Kim and her husband had poured tons of resources into this flip, and with over 900 competing listings in the same zip code, they were counting on a fast, successful sale to make their investment back. Plus—the floorplan had some unique challenges that would make staging a little tricky. No pressure, right?

  • A comfy leather armchair near the hearth created a warm, inviting moment.
  • Art above the mantel drew attention to the fireplace without overwhelming the space.
  • A perfectly sized sofa and thoughtful furniture arrangement guided buyers on exactly how to live in the room.

The goal wasn’t just to fill a unique space—it was to eliminate questions and spark emotional connection. When buyers walk in and instantly “get” how a room works, they linger longer, visualize more clearly, and feel more confident making an offer.

Solving a Secondary Bedroom’s Unique Layout

One of the secondary bedrooms also came with a unique layout. Limited square footage and unconventional window placement made it tough for buyers to imagine where a bed and nightstand could realistically fit. Thoughtful staging solved the puzzle. We used a single, large nightstand to keep the room feeling open, anchored the layout with creative rug placement, and pulled everything together with art that balanced the wall space. The room shifted from confusing to inviting, making it easy for buyers to picture real living happening there.

 

 

Turning a Spare Room into a Productive Home Office

Another smaller bedroom offered a chance to show versatility. Instead of leaving it empty, we transformed it into a polished home office. We placed an executive desk with a comfortable chair to define the workspace, then added two accent chairs across the room to complete the layout and keep the space feeling balanced and inviting.

 

 

From List to Contract in 3 Days

Once the home hit the market, it was under contract in only 3 days. In a neighborhood with plenty of competition, this property stood out immediately—and closed for $450,000, which was $5k over the $445,000 list price!

For the Stewarts, this quick, over-asking win meant their investment paid off exactly as they hoped.
