An open-concept living room and kitchen featuring bright, modern design with vaulted ceilings and recessed lighting. A long, cream-colored sectional sofa with accent pillows sits on a light area rug, facing a dark metal coffee table and two black leather accent chairs. In the background, the adjacent kitchen shows light wood cabinetry, a marble-waterfall island with barstools, and stainless steel appliances. Large windows and an open wooden front door bring natural light into the space.

From Full Renovation to Full Asking Price in Just 19 Days

When investor Herman Askew purchased a home in Windsor Park in Austin, Texas, he saw the opportunity to create something entirely new—and it paid off.

The property underwent a full renovation, adding about 800 square feet, another bedroom, a second garage, and dramatic vaulted ceilings—leaving it barely recognizable from the original property.

With so much invested into the renovation, a quick sale at or above asking price was critical.

That's where staging came in.

With Herman’s beautiful renovation, strategic market positioning from Gregory Vassaur of Kuper Sotheby’s International Realty, and thoughtful BY Design staging, the home went under contract in just 19 days and sold at full asking price.

Before and After: How Staging Made All the Difference

After a stunning renovation, an empty home can still feel unfinished. Without furniture, it’s harder for buyers to form an emotional connection to the home.

Even with brand-new appliances and beautiful finishes, the kitchen came to life once barstools and decor added warmth and personality.

In the living room, modern furnishings and large-scale art helped balance the dramatic ceilings and helped buyers imagine living in the space. With the open-concept floor plan, it was also important to clearly define the living and dining areas so buyers could easily understand how the spaces function together.

The primary bedroom had everything going for it—plenty of space, beautiful natural light, and gorgeous new flooring. But without furniture, it appeared smaller than it actually was and didn’t fully showcase the large windows that fill the room with sunlight.

Staging brought the space to life. A well-scaled bed, layered textures, and balanced decor highlighted the room’s generous size and natural brightness, creating a true “wow” moment and helping buyers imagine waking up in a space that feels both spacious and relaxing.

The Results: Under Contract in 19 Days

Once the home hit the market, buyer interest came quickly.

Just 19 days after listing, the property went under contract at its full asking price of $799,000.

For real estate investors, speed matters. Every extra day on the market means additional holding costs, utilities, taxes, and uncertainty.

Selling quickly at full price helps protect the return on the renovation investment. And in this case, staging played a key role in helping buyers connect with the home right away.

Why Staging Matters for Renovated Homes

Flipped homes and major renovations often feature beautiful upgrades and impressive design. But without staging, even the most stunning spaces can struggle to create that true “wow” factor buyers are looking for.

Staging helps those features shine.

It adds purpose to undefined rooms, warmth to fresh renovations, and a sense of lifestyle that empty spaces simply can’t communicate on their own. When done right, staging helps buyers move from admiring a home to imagining themselves living in it.

And that emotional connection often leads to faster, stronger offers.
