Over the course of two years, this million-dollar Boerne home had come on and off the market multiple times with different agents and more than $100,000 in price reductions.

Despite those efforts, buyers weren’t connecting with the property.

Judith Rivers of Phyllis Browning, a longtime BY Design client and strong believer in the power of staging, knew the home needed more than another price adjustment. It needed a presentation that would help buyers see its full potential.

Instead of lowering the price again, she chose to stage the home.

That decision changed everything.

Once professionally staged and relaunched on the market, the home went under contract in just two weeks and closed 31 days later.

Working With the Home’s Architecture, Not Against It

When we first saw the home, its strengths were obvious. The architecture already created a sense of character and elegance. Vaulted ceilings, curved arches, and marble columns gave the home a grand feel, but they needed furnishings that complemented the features rather than competed with them. We used neutral colors and repeated the curved arches in the entry for a cohesive look.

Some elements were also very taste-specific. The dark built-ins on both sides of the stone fireplace in the living room could have made the room feel imbalanced with so much visual weight on one side.

Our staging balanced the space by adding large-scale furnishings and black accents, including the legs of the chair and the side table. The stools also helped balance the visual weight of the room.

The result helped draw the buyer’s eye out the windows to the beautiful view instead of focusing too much on the shelves.
