This home, nestled between Dripping Springs and Austin, had been sitting on the market for three months without traction. When our long-time builder client, Highland Homes, asked BY Design to step in, the goal was clear. Create a fresh first impression that helped buyers connect fast.

After staging the property, the home went under contract in just two days and sold at full asking price. Here’s how we approached staging this new construction home to get quick results for the builder.

Speaking Directly to the Hill Country Buyer

Every successful stage starts with one question: Who is this home for?

For this property, the answer was clear. The target buyer is someone who loves the Texas Hill Country lifestyle. Someone who appreciates natural textures, warm tones, and spaces that feel grounded while still elevated.

We leaned into that identity in a subtle, intentional way.

In the living room, we introduced artwork featuring cactus imagery to immediately connect the home to its surroundings. It felt familiar, local, and rooted in place. In the bedroom, a striking cowboy painting added personality and a sense of heritage without feeling themed or overdone.

The color palette did a lot of quiet work throughout the home. Warm terracottas and rich browns created a sense of comfort and authenticity, while small pops of color kept the spaces from feeling heavy. A rawhide rug added texture and depth, reinforcing that relaxed Hill Country feeling buyers are often searching for — especially those looking to escape the city and settle into something more grounded.

None of these choices were loud. But together, they told a clear story. This home wasn’t just located in the Hill Country. It felt like it belonged there.

The Space Buyers Didn’t Know How to Use Yet

One of the most interesting features of this floor plan was what the builder calls a “keeping room.” It sits near the entry, with a corner fireplace, and connects visually to both the kitchen and dining room.

It’s a flexible space, but that flexibility was also the challenge. Empty, the area felt undefined. Buyers were walking past it without understanding how it fit into their daily lives.

Instead of treating the keeping room like a formal living space, we staged it as a cozy extension of the main entertaining areas. Four armchairs gathered around a low, round coffee table created a relaxed, conversational feel. The fireplace became a natural anchor, and the layout invited buyers to picture themselves hosting, lingering, or simply enjoying a quiet moment while staying connected to the kitchen and dining room activity.
